Have the correct subjects and additional references been mapped?

Check the address in the application (deeds and forms) against the subjects shown on the cadastral map.

ROS - has an inaccurate register of subjects with the possibility of rectification costs and claims over the keepers warranty.
Client - would have title to wrong subjects possible compensation claim.

Does the extent of the subjects and additional references on the cadastral map/supplementary data to the title sheet agree with the extent of the subjects in the deed(s) and have all references referred to in the deed been shown on the cadastral map/supplementary data?

Check that the extents of the tinted, edged or hatched areas shown on the deed plan(s) look the same as those shown on the cadastral map/supplementary data to the title sheet - i.e. are they the same shape/size? Any doubt then measure. In the absence of a plan, a full bounding description should be provided which should reflect detail/ measurements on the cadastral map.

If the subjects are addressable has the address been matched in the gazetteer to a UPRN reference? If no, has the address, locality, post town etc. been correctly indexed in the appropriate field. See the localities and post town guidelines.
In the absence of a unique postal address does the Property section description follow the How to Index a Property Without a Postal Address guidelines?
Does an existing 1979 Act title sheet require updating to be compliant with the 2012 Act?

Does an existing 1979 Act title sheet require updating to be compliant with the 2012 Act?

If the size of the tenement steading cadastral unit is equal to or over 0.5 hectare, has this been reflected in the property description?

Use the Mapping Tenements properties guidance and flow charts to establish which process should be followed.
