S19.7 Standard Securities

In the case of a pro forma Standard Security, any failure to complete all the boxes of the writ (except the higher interest rate or the property box when there is a fuller property description in the body of the deed) should be drawn to the attention of the Agent, as should the omission of a consent to registration for execution in Form A.

Where a title, presented with an accompanying Standard Security, is being returned to the Agent, enquiry should always be made as to whether they wish the Standard Security also returned or left on record. If the Standard Security is not withdrawn, ensure that the Minute is amended, if necessary.

Where the grant of a Standard Security is made by two or more persons of whom only one or some are infeft in the subjects, the Agent should be contacted to clarify the position. If a Disposition granting title is imminent, then a note can be added to the search sheet: "Title to accresce."

If the creditor consents to but does not sign a Deed of Variation, the Agents should be phoned.
