S4.8 Verification of Information

There will normally be no reason to doubt any new information appearing on the backing of a deed or on a SAF. Often this information becomes the description of the subjects at the next transfer.

e.g.
breakaway deed:       “plot 20, part of subjects.....”
backing:                    “17 Fisher Wynd, Crail.....”
subsequent transfer:  “house 17 Fisher Wynd, Crail, being plot 20...”

However, there may be instances where conflict arises between previously recorded information appearing in the body of the current deed. In such cases, the agent should be asked to clarify the situation. (Please note that previously recorded information includes any information taken from backings &c.). Unless there is good reason to doubt any of the information being taken from either the backing of a deed or from a SAF (i.e. a difference of street names) no attempt should be made to verify its accuracy.
