Certification of Links in Title

The guidance in the manual at Deeds not Granted by Recorded/Registered Proprietor has been updated for two purposes. (1) The page now confirms that, as a notice of title is a document which certifies that the person in whose favour the notice is drawn is the proprietor by virtue of midcouples, the question on the application form does not require to be answered, or can be answered either 'Yes' or 'No' and the notice can be treated as valid. (2) It also now confirms that the question does not apply to a discharge of standard security or deed of restriction, and the officer again can treat the discharge or deed of restriction as valid. For the avoidance of doubt, the application form or any covering letter should not contain any expression of concern about the validity of the deed. The registration officer does not require to consider any unrecorded or unregistered links in title, which are inadvertently submitted with the application.
