Additional Information

3.1 Ensure that any cheque:

  • Is signed, dated and made payable to Registers of Scotland / RoS / the Keeper / Land Register of Scotland / Scottish Land Registry
  • Covers the fee
  • The amount in words matches the amount in numbers
  • Is not post-dated or dated more than six months ago
  • Is submitted for each application (i.e. 3 x £10 cheques required for 3 advance notice applications).  


 

3.2 Where no cheque accompanies the advance notice, ensure the FAS number belongs to an Agent participating in the Direct Debit Scheme.

 

3.3 Repeat steps 3.1 - 3.2 for the remainder of the advance notices in the batch.

 

If no fee has been included or there is an error with the cheque, then the application must be rejected.

 

 Rejection Reasons
  • Mandatory fields on form not completed (name and designation of all parties, intended deed type and property description)
  • Property description does not make reference to sasine deed(s)
  • Form not signed
  • Manual amendments made on printed form
  • No plan or wrong plan attached (application over part)
  • Plan does not clearly delineate boundaries (application over part)
  • Non-registrable intended deed type
  • Plot is already registered in the Land Register.

If payment method is by cheque: 

  • Cheque not submitted
  • Cheque is for the wrong amount (a separate cheque for £10 must be submitted with each advance notice application i.e. a single £30 cheque for 3 advance notices is not acceptable)
  • Cheque not signed, dated and/or made to an acceptable payee
  • Cheque amount in words does not match the amount in numbers
  • Cheque post-dated or dated more than 6 months ago.


This is the stop point for an application where any rejection reason has been identified and the rejection process must be followed.
