Amalgamations, Absorptions & "Add to" Applications (FA/TA/VA)

"Add to" Applications

An "add to" application is created at intake where an application to register a transfer of title deed of an unregistered plot/unregistered share or a plot or a share forming part of registered plot or an application to voluntary register a plot is accompanied by a request to add the plot/share to a registered plot which is under the same ownership. If appropriate, an FA (unregistered plot), TA (part of a registered plot) or VA (voluntary registration of unregistered plot) application is created on LRS to combine the plot with the existing cadastral unit for the registered plot resulting in a single title sheet.

Amalgamations

Amalgamation is the process whereby all or part of a plot in two or more separate registered titles, which come under the same ownership, are combined within a single cadastral unit with a single title sheet. Amalgamation can involve live first registrations, transfers of part or dealings with whole or any combination of these and even if there is no live application and amalgamation can take place at any time during the registration process.

It is possible to amalgamate subjects which straddle 2 counties. The amalgamation process should be followed with consideration being given to either amalgamating into the title comprising the larger of the 2 areas of ground or amalgamating based on the earliest date of registration of a title. If any doubt exists the settler should refer to a senior caseworker.

Absorptions

Absorption is the process by which two or more real rights (or interests) in the same plot of land become merged. Absorption is an obligatory requirement and is not an optional or voluntary procedure that can be carried out for convenience.
