House and Street Names on the Cadastral Map

General

The cadastral map is a seamless map made up of all the registered cadastral units in Scotland.  The cadastral map is based on the Ordnance Survey (OS) map.

For all 2012 Act applications, from 8 December 2014 there is a change to the former practices relating to adding or amending house and street names shown on the OS base map.  No house or street names will be added or amended when mapping a cadastral unit. The reason for this is that any text added (such as house names) could obscure geo-spatial information on the cadastral map that relates to other cadastral units.


House names

  • If a house name is not shown on the OS base map, it should not be added to the cadastral map when a property is being registered.  This applies in both rural and urban settings.  The property will be identified as the area edged red (for example) on the cadastral map, and the title sheet will make reference to that entry on the cadastral map.  The house name can be included in the title sheet if it is appropriate to do so (see the indexing guidelines for further details).

  • If a house name is incorrectly shown on the OS base map (either because of a spelling error or because the name has been changed), no amendment should be made during the mapping of the cadastral unit.  The incorrect house name should not be scored through with a blue line (as in the former practice), and the correct name should not be added.  A P98 requisition should, however, be submitted to mapbase maintenance so that the error can be brought to the attention of the OS.  When an updated map is received from the OS, mapbase maintenance will release it as the new version of the base map and it will then be visible to anyone viewing the cadastral map.  A title note should be added to the LRS explaining to the legal settler the error in the house name.


Street names

  • It is no longer necessary for the street name to be visible on the extract of the cadastral map showing the cadastral unit.  As long as the street name is shown somewhere on the OS basemap, no other action is required by the plans officer.

  • If a street name is incorrectly shown on the OS base map (for example, because of a spelling error), no amendment should be made during the mapping of the cadastral unit.  The incorrect street name should not be scored through with a blue line (as in the former practice), and the correct name should not be added.  A P98 requisition should, however, be submitted to mapbase maintenance so that the error can be brought to the attention of the OS.  When an updated map is received from the OS, mapbase maintenance will release it as the new version of the base map and it will then be visible to anyone viewing the cadastral map.  A title note should be added to the LRS explaining to the legal settler the error in the street name.

  • If a street name is not shown anywhere on the OS base map, it should not be added during the mapping of the cadastral unit. A P98 requisition should, however, be submitted to mapbase maintenance so that the omission can be brought to the attention of the OS.  When an updated map is received from the OS, mapbase maintenance will release it as the new version of the base map and it will then be visible to anyone viewing the cadastral map. A title note should be added to the LRS explaining to the legal settler the omission of the street name.


'To' and 'from' arrows

  • It is no longer necessary for the plans officer to add arrows and text pointing 'to' and 'from' nearby towns and villages when mapping a rural cadastral unit that does not have a postal address. The property section of the title sheet may still be completed using this type of description (see the indexing guidelines) but no other action is required by the plans officer.


Updating existing titles

  • If an existing registered title is being re-opened on the mapping system to make a plans amendment (new servitude being mapped, FA adding in additional ground, etc), then any unnecessary text should be removed.   • Street names that have been manually added, and manual alterations to street names, should be deleted. If the street name is incorrectly shown on the OS basemap, consider submitted a P98 requisition to mapbase maintenance (see Street Names section, above, for details).
  • House names that have been manually added, and manual alterations to house names, should be deleted. If the house name is incorrectly shown on the OS basemap, consider submitted a P98 requisition to mapbase maintenance (see House Names section, above, for details).
  • Any "To" and "From" text and arrows should be deleted.
