Check the address in the application (deeds and forms) against the subjects shown on the cadastral map.

Does the extent of the subjects on the cadastral map/supplementary data to the title sheet agree with the extent of the subjects in the deed(s), and does the extent agree with the extent removed from the parent title?

Check that the extents of the tinted, edged or hatched areas shown on the deed plan(s) look the same as those shown on the cadastral map/supplementary data to the title sheet - i.e. are they the same shape/size? Any doubt then measure. If in the absence of a plan, a full bounding description should be provided which should reflect detail/ measurements on the cadastral map.

Is the title free from competing titles? Or if your application is a Flat, is its location within the block unique? For tenement properties, are any verbally described exclusive or shared areas free from competition?

Are the areas tinted, edged or hatched on the cadastral map/supplementary data to the title sheet unaffected by other registrations (other areas tinted, edged or hatched)?
Note: Some areas will be shared and not necessarily competing, these should not be flagged up.

Checking for Competing Titles Within a Tenement Steadingpossible competitions in title affecting any part of the property being registered

To ensure property being registered doesn't already belong to someone, in whole or in part.
